Whether you have a small downtown lot, or several acres in the hills, there is room in every design and every budget for functional and effective green solutions. Owner/Designer Co-operation ThinkTank Designs is dedicated to making sure that your home or project is perfect for you. We are prepared to meet with you, at your convenience, to go over the design process every step of the way. From the exterior finished features, to the color of the plants on the front lawn, to the crown moulding in the master suite, we're not happy until you're happy. Complete Design Drawings ThinkTank Designs will produce fully documented design drawings in accordance with the BC Building Code and the appropriate municipal and regional by-laws. A full Building Envelope Review will also be performed for all 'non-standard' building designs (straw bale, etc). Electrical and mechanical/heating/ventilation layouts will be created, upon request. When required, drawings will be stamped and approved by a professionally accredited engineer. Two copies will be lodged with the city for inspection and approval, as well as permit applications. Two copies will remain with ThinkTank Design for review and estimating (see below), and a further ten sets will be issued to the client/owner, in order to hire contractors and trades. Complete Materials Takeoff As an additional offered service, ThinkTank Designs will put together a complete materials quantity and pricing package, breaking down every aspect of your project. This will make getting retail prices and purchase orders considerably easier, and save you money when hiring contractors and laborers. Contractor Recommendation ThinkTank Designs will also help you find the right people to build your project, particularly if specialized labour and experience is necessary.
